I come across people all the time who refuse to hire a property manager because they don’t think it’s worth it. They don’t think property managers do anything and don’t want to spend the money month after month. I used to be one of those people years ago…until I had a bad tenant and had to farm out my 5 kids to lots of people and drive 14 hours to make sure they vacated my property.
Here’s a little insider knowledge, bad tenants flock to owners who manage their own properties. In fact, as a property manager, when I have to decline someone with bad credit, with a desire to be helpful, I refer them to by owner landlords. Owners tend to be sympathetic and willing to give people a chance. THAT’S an owner’s demise. They get too emotionally involved. Every owner I have talked to, I kid you not, has a tenant owing them $5000 on average in unpaid rent.
Renting your property is a business transaction. As a property manager, my job is to protect your bottom line, not let people live in your property rent free! Even though I manage properties for a living, I hired someone to take care of my out of state property. I haven’t had to think about it since. Finding a quality property manager takes a little work, but when you find one, they might just save you thousands of dollars and a lot of heartache without you even knowing it. And that’s the way it should be!
